Summit Off-Street Parking Standards

Parking Requirement by Land or Building Use.  It should be noted that the City of Summit Zoning Ordinance calculations for required parking should be examined to determine if these calculations are appropriate for smart growth development.

The CRBD downtown zone is exempt from the following requirements.  Parking demand is satisfied by municipal surface lots, metered street and structured parking.   Private free parking is also provided by a few downtown property owners.

 General Parking guidelines used by City officials are: One Space for Each:
 
Adult Day Care   300 square feet gross floor area (gfa)
 
Assembly Hall, Auditorium, Stadium, Theater   3 seats
 
Banks and  Financial Businesses    300 square feet of gfa
 
Boarding House, Rooming House   1 bedroom
 
Club, Lodge, Social, Community Center Building or similar use
 6 Parking Spaces minimum plus 1 additional parking space for each 250 square feet gfa.
 
Commercial Gym, Health Club, Sport or Athletic Facility   200 square feet gfa
 
Dance Studios, Commercial Schools   50 square feet gfa
 
Day Care Facilities
3 Parking Spaces minimum plus 1 additional parking space for each staff member
 
Educational Institutions
2.5 per classroom for nursery schools 2 per classroom for grades K-10 3.5 per classroom for grades 11 and 12
 
Funeral Home, Mortuary  50 square feet gfa
 
Hospital, Nursing Home   1 bed
 
Hotel   1.42 bedroom
 
House of Worship   3 seats or 10 square feet of gross floor area, whichever is greater
 
House in R-43, R-25, R-15, R-10 Zones   1/2 Dwelling Units (DU); must be provided in enclosed garages
 
House or Dwelling Unit in R-6, R-5 or PI Zones   1 DU; must be provided in enclosed garages
 
House or Dwelling Unit in all other Zones   1/2 DU
 
Industry, research, mfg.   700 square feet gfa
 
Institutional and Philanthropic   250 square feet of program space
 
Medical & Dental Offices   150 square feet gfa
 
Motor Vehicle Sales   200 square feet sales area
 
Offices    300 square feet gfa
 
Religious Retreat, Convent   4 beds
 
Retail Sales and Services   200 square feet of gross floor area (gfa)
 
Restaurant   50 square feet gfa
 
Service Stations   0.2 bays and 1 per pump island
 
Storage, Warehouse   1000 square feet gfa

Mixed Uses. Total parking space shall equal the sum of the required parking spaces for all the uses computed separately. Uses not specifically listed shall provide parking as deemed necessary and appropriate by the approving authority.

Parking lots shall not exceed the minimum parking requirements as set forth above by more than twenty-five (25%) percent without approval of the Planning or Zoning Board.
